Friendly Reminder Regarding Lawn Maintenance

Friendly Reminder:
With spring in the air, we want to make sure everyone is doing their part in maintaining property value and attractiveness in our community. Please see below the two recent complaints: 
 
ARB Policies, Guidelines and Standards, Number 14. Landscaping: 
Each lot owner is required to keep his or her lot in good repair and in 
a well-kept condition. Refer to “The Real Yellow Pages” under “lawn maintenance” if
you need assistance. 
Grass (or other ground cover, i.e. weeds) shall not be allowed to attain a height of more
than 8” before mowing. Walkways, driveways, and curbs should be edged as needed. 
Should any lot owner fail to do so, after reasonable notification, the ARB may perform 
said work at the expense of the lot owner, with the cost of same becoming an 
indebtedness of the lot owner to the Association and treated as any other assessment.
Leaves are to be raked as needed, flower beds free of weeds, and shrubbery trimmed
as needed. Grass cuttings are to be swept or blown out of the street. No vegetation,
vines or other growth are allowed to grow on the home or obstruct the view of the house
from the street. (added 05-2021)
Water hoses must be put away after use so they are not visible from the street.
Ant beds should be treated appropriately and as needed.
 
ARB Policies, Guidelines and Standards, Number 10. Parking pads and driveway/patio extensions (Paragraph 2):
Under no circumstances will vehicle parking in non-paved areas be permitted.
On-street parking which is limited to visitors, workmen, subcontractors, delivery 
personnel, etc. (not homeowners) should be in front of the applicable homeowner’s 
residence. At no time shall parking be allowed to obstruct a neighbor’s mailbox or 
driveway. Also refer to Covenant 16b. 
 
Protective Covenants of Cotton Lakes Number 16(b) Parking
The owner of each lot shall provide parking space for at least three (3) automobiles, per lot, off public street, and confined to the interior of the lots and not on the public right-of-way. No lot owner shall use or allow to be used any on-street curbside areas for permanent or semi-permanent vehicular parking or storage. It being in intention of these covenants that on-street parking be restricted to visitors, guest, workmen, subcontractors, delivery personnel and not for regular parking or vehicular storage by lot owners. The ARB may make exceptions to this requirement in accordance with its procedures.
